Applications are submitted online via the eMonitor platform. You will receive the application link after the viewing. There you can enter all required details and upload the necessary documents directly. Please note that we can only review your application once the form has been completed in full and all required documents have been submitted.
We usually require: - a fully completed application form - a current debt collection register extract, no older than three months - a copy of your passport or identity card - employment contract, salary certificate and / or recent payslips - for foreign nationals, where applicable, a copy of the residence permit For companies we normally require a current commercial register extract and, depending on the situation, further company documents such as annual accounts. Additional documents may be requested depending on the property.
Viewing appointments are stated directly in the listing or arranged individually. When enquiring, please tell us which property you are interested in and when you are available.
For furnished apartments, or for prospective tenants who are still abroad, a virtual viewing or video documentation can be offered depending on the property.
Processing time depends on the number of applications received and the completeness of the documents submitted. Incomplete applications generally cannot be reviewed conclusively. We inform selected applicants as soon as a decision has been made.
A binding reservation is generally only possible after full review of the documents and a written confirmation from the management.
Keeping pets depends on the specific rental property, the tenancy agreement and the house rules. Please indicate already in your application which and how many animals are involved.
Our furnished apartments in Basel are fully equipped and ready to move into immediately. Furniture, bed linen, towels, Wi-Fi, TV and a complete kitchen inventory are already provided.

Depending on the property, the rent generally includes the following services: - electricity - water - heating - Wi-Fi - TV - Serafe fees - bed linen, usually two sets - towels - kitchen inventory with dishes, cutlery, pots and pans The exact services are listed in the respective listing and in the tenancy agreement.
In addition to the rent, a one-off final cleaning fee is generally charged. A rental deposit must also generally be paid. Payment by credit card is currently not yet possible.
For furnished apartments, the deposit is generally one month's rent. It is deposited in a rental deposit account at Basler Kantonalbank and released after the end of the tenancy, provided there is no damage or outstanding claims.
The minimum rental period is generally one month. After that, the tenancy can be concluded as fixed-term or open-ended, depending on the apartment, availability and agreement.
A complete application is also required to rent a furnished apartment. The booking process generally works as follows: - You send us your enquiry via the website, by email or by phone. - You submit the complete application with all required documents. - We review your application. - After approval, you receive the tenancy agreement. - Once the deposit, the first month's rent and the final cleaning fee have been received, we organise the key handover or access to the apartment. Depending on the apartment, moving in can take place in person or independently.

The final cleaning after moving out is included in the one-off final cleaning fee. During the stay, tenants are generally responsible for the regular cleaning of the apartment themselves. Additional interim cleaning can be organised and charged separately, depending on availability.
Please report defects and damage via our EasyContact ticketing system, by email, by phone, or directly to your responsible property manager. Describe the problem as precisely as possible and send photos if possible. We will review your report and organise the necessary work.
Pets are generally not allowed in our furnished apartments, unless something else has been explicitly agreed in advance. Please let us know already in your enquiry if you would like to move in with a pet.
With an open-ended tenancy agreement, registration with the Basel-City residents' office is generally required. For fixed-term tenancies, registration depends on the contract duration and personal circumstances. We are happy to provide you with the necessary rental documents.
A fixed-term tenancy agreement ends automatically on the date agreed in the contract. A separate termination notice is generally not required. Early termination is only possible if this is provided for in the tenancy agreement or a corresponding arrangement has been made with Madiba.
For open-ended tenancy agreements for furnished apartments, a notice period of one month to the end of any month generally applies, unless otherwise agreed in the tenancy agreement. The termination notice can be submitted in writing by letter or by email.
The exact process depends on the specific apartment. Depending on the property, there is either an in-person handover inspection or an independent key return. During an in-person handover, the condition of the apartment, the inventory and the keys present are checked. Any damage or missing items identified are documented and may be charged to the tenant or deducted from the deposit.
The deposit is generally released within two to four weeks after moving out, provided there is no damage, missing items or outstanding claims. Release or repayment is processed via Basler Kantonalbank.
After approval, the tenancy agreement is generally sent to you by post. The contract must be signed in full by all designated tenants and returned within the specified deadline.
In the canton of Basel-City, an official form for notifying or justifying the initial rent is used for new tenancies. If this is required for the relevant tenancy, you will receive it together with the tenancy agreement.
A rental deposit is required for most tenancies. The exact amount and the payment terms are set out in the tenancy agreement. The statutory maximum for residential premises is three months' rent.
Depending on the rental property and ownership, rental deposit insurance may be accepted instead of a bank deposit. An insurance solution is only available with us via SwissCaution. Please clarify this with the responsible property manager before signing the contract.
Key handover normally takes place on the agreed start of tenancy, after: - the tenancy agreement has been fully signed - the first rent has been paid - the deposit has been lodged or an accepted deposit solution has been confirmed For furnished apartments, the final cleaning fee must also have been received.
An earlier move-in is only possible if the apartment is already ready for occupancy and a corresponding arrangement has been made with the management.
Unless these services are explicitly included in the rent, they must be arranged by the tenant themselves. In Basel, electricity registration is generally done with the responsible energy provider. Internet and TV subscriptions can be arranged with a provider of your choice. For furnished apartments, electricity, internet and other services are often already included in the rent. You will find the exact breakdown in the tenancy agreement.

After moving in, you have 30 days to report any pre-existing defects in writing. Please describe the defects precisely and send photos if possible. We will confirm receipt and check whether, or how, remediation will be organised.
For urgent emergencies, please use the emergency number provided in the stairwell, on the website or in your rental documents. Non-urgent matters are handled during regular office hours.
Emergencies include, for example: - major water damage - leaking water - a complete power outage within the apartment - a heating failure during low temperatures - an apartment door that can no longer be locked - a blocked main drain with leaking water For normal repairs and general matters, please contact us during regular office hours.
Depending on their nature and scope, minor maintenance work and repairs may fall under the tenant's so-called minor maintenance obligations. Nevertheless, please report the damage to the management first and do not commission a tradesperson without prior consultation.
Structural changes, colour changes, installations or major drilling may only be carried out with the prior written consent of the management.
Subletting must be reported to the management in writing in advance. In particular, the personal details of the subtenant, the duration and the conditions of the sublease must be provided. Subletting may only take place after review and approval by the management.
Additional keys for protected locking systems may not be made independently. Please direct your order to the management. The resulting costs are generally charged to the tenant.
Report a lost key to the management immediately. Depending on the locking system and security risk, individual keys, cylinders or other components of the locking system may need to be replaced. The resulting costs may be charged to the responsible tenant.
Name changes can be reported to the management in writing. Depending on the property, the nameplate is ordered by the management, the caretaker, or a commissioned company.
We recommend first having a calm, direct conversation with the person concerned. If no solution is possible or the disturbance recurs, please send us a written report stating the date, time, duration and nature of the disturbance.
Report mould or damp damage to the management immediately and send photos of the affected areas. Wait to carry out any treatment or renovation work yourself until the cause has been investigated.
Use is governed by the house rules or the laundry schedule of the respective property. Please leave the laundry room and the appliances clean after use.
First check whether the appliance is switched on and whether credit, a washing card or another form of release is required. If the problem persists, please let us know: - the exact address - the location of the appliance - the appliance number - a description of the fault - if possible, a photo of the error message
First check whether the card has sufficient credit and is being held correctly against the reader. If the problem persists, contact the management and let us know the affected property and, if available, the washing card number.
Stairwells and escape routes must be kept clear for safety reasons. Shoes, furniture, prams, bicycles or other items may only be left in the places designated for them.
Bicycles must be parked in the designated bicycle rooms or on the marked parking areas. Please also observe the house rules of the respective property.
Personal items may be stored in your own cellar compartment, provided this does not create a fire risk, odour nuisance or other hazard. Highly flammable, explosive or dangerous substances may not be stored.
In accordance with the tenancy agreement, the rent must be transferred in advance to the specified account. Please use the correct reference number or the stated payment purpose.
Which services are included in the service charges is set out in the tenancy agreement. These may include, for example: - heating - hot water - water and sewage - common area electricity - caretaking - stairwell cleaning - fees and other operating costs The service charges are either included in the gross rent or shown separately as an advance payment on account.
With an advance payment on account, you pay a fixed monthly amount in advance for the service charges. After the accounting period ends, the actual costs are offset against the advance payments already made. This can result in an additional payment or a credit.
For tenancy agreements with advance payments on account, a service charge statement is prepared periodically. The accounting period does not necessarily correspond to the calendar year.
Contact your responsible property manager as early as possible. Early notice can help avoid unnecessary reminders and additional costs.
The termination notice must be submitted in writing and signed by all persons named in the tenancy agreement. Unless otherwise agreed in the tenancy agreement, a notice period of three months to the end of any month generally applies, except the end of December. The notice periods and termination dates set out in the respective tenancy agreement always take precedence. Different termination provisions apply in part for furnished apartments.
Moving out ahead of the notice period may be possible if a suitable and solvent replacement tenant is proposed who is willing to take over the tenancy agreement under the same conditions. The proposed person must submit a complete application with all required documents to the management. The final review is carried out by the management.
A handover appointment is arranged before moving out. The apartment must be handed over fully cleared and cleaned. All keys and other items belonging to the apartment must be present. A record is drawn up at the handover, documenting the condition of the apartment, any damage and the keys returned.
Whether professional cleaning is required depends on the tenancy agreement and the condition of the apartment. The apartment must in any case be broom-clean. For furnished apartments, the final cleaning is generally organised by Madiba or a commissioned cleaning company and charged via a separate final cleaning fee.
Please pay particular attention to the following points: - take all personal items with you - dispose of all waste completely - clear the cellar, attic and other ancillary rooms - empty the fridge and freezer - have all keys, cards and access devices ready - report any damage in advance - cancel or transfer personal contracts for electricity, internet or other services - arrange for mail forwarding - deregister or re-register with the relevant authorities
The rental deposit is released after the apartment has been handed back and once any damage, outstanding rent or other claims have been clarified. If a service charge statement is still outstanding, an appropriate amount may be withheld until the statement is finalised.
